Construction & Land Development projects vary pending
market availability in selected areas. Projects range between $1million for high-end
home renovations and $5million for multiple new home projects. On rare occasions,
availability on an investment project can exceed $10million for larger development
projects. If your investment interests are in California’s construction
and development industry, please be prepared, serious and with knowledgeable
reservations on the real-estate risks.
All Construction Venture Projects are 80/20 percentage split after all calculated
expenses.
Calculated expenses are Project Purchase Price, $750.00 Legal Fee and Construction
Renovation Costs Plus, CC (Construction Consultant) 20%.

= $3m + 20%.
- Project sells for $ $8m with a near $2,299,250, less CC in 18mos.
- 80% return on your $5,750,750.00 over 18mos. is $1,839,400
Example #3:
- Land for Development Project in Desert Springs sells for $1.5m
- Legal Fees for agreement protecting both parties $1,500.00/ half paid by
Investor.
- CC Development Costs/40 Condos average $140k/unit = $5.6m + 20%
- Project sells for $26,000,000 with a near $17,779,250, less CC in 5yrs.
- 80% return on your $8,220,750 over 60mos. is $14,223,400
Detailed business plans are available on construction projects $5million plus
and a simplified spreads sheet and market analyses on projects under $5million.
An individual and/or entity with an investment of less than $1million can be
band up with other investors up to four equal or unequal splits or caddied on
larger projects with permission by the larger investor.

- A simple spread sheet with the investment amount required
- Expected construction costs, time scheduling and expected return.
- Photos of the project.
- Location and market analyses of the project.
Large Scale Projects for IPO staging. Viewing projects is
available only to signed and accepted investors.
